Roof Rejuvenation in Wayne County, MI
Rejuvenation only fits a roof whose shingles still lie flat, over solid decking, with no active leaks and granules left on the surface. We check all four on your roof in person. If it does not qualify, we tell you which option does.

Who Roof Rejuvenation Is For
If your roof is not leaking but the shingles look dry, faded or brittle, you may not need a new roof yet. Asphalt shingles hold oils that keep them flexible, and sun and weather dry those oils out over time. Dry shingles shed their granules faster, and granules are the gritty top layer that shields the asphalt from the sun.
Roof rejuvenation is a professional treatment that restores those oils to aging asphalt shingles. It rehydrates the shingle, which slows granule loss and brings back flexibility. On a roof that qualifies, it extends roof life 5 to 10 years.
The right candidate has years left in it and a surface that is starting to show its age. The shingles still lie flat, the wood underneath is solid, and nothing is coming through the ceiling. Kincaide Roofing offers rejuvenation for that roof alongside our other roofing services in Wayne County.
When a Roof Is Past Rejuvenation
Some roofs look like candidates and are not, and treating one of them spends money on a roof that still has to come off. Rejuvenation restores oils to the shingle. It cannot reshape a curled shingle, firm up rotted wood or seal a leak. Any one of these four signs rules a roof out.
Curling or cupped shingles
The edges lift or the middle sinks, so wind and water get underneath. Restoring oils will not flatten a shingle that has already changed shape.
Soft decking
Decking is the wood your shingles nail into. If it gives underfoot, the wood needs replacing, and that means the shingles over it come off.
Active leaks
Water coming in now has a source, and that source needs a repair. A surface treatment does not close it.
Granules worn down to the mat
The mat is the base layer inside each shingle. Once it shows through, there is no protective surface left to keep.
If your roof shows one of these, we say so at the estimate. You hear whether a repair or a replacement is the next step, and why.
How We Decide if Your Roof Qualifies
You should not have to guess whether your roof is a candidate, and a photo from the driveway cannot tell you. Flexibility, soft wood and early curling only show up close. That is why we inspect every candidate in person before we recommend rejuvenation.
We walk the roof and look for curled, cupped and bare shingles. We note any spot that feels soft underfoot, and we look for signs of an active leak. Those four tests decide the answer.
The estimate is free. Kincaide Roofing is an Owens Corning Preferred Contractor, and our own crew does the work, never subcontractors. If your roof does not qualify, you leave knowing which option does.
Rejuvenation, Repair or a Full Replacement
If you are weighing your options, the right one depends on what is actually wrong with your roof. A leak in one spot, shingles drying out everywhere, and soft decking are three different problems. Each one has its own fix.
Roof repair
Water is getting in at one spot, such as around a chimney or through a torn shingle. A repair fixes that spot and leaves the rest of the roof alone.
Roof rejuvenation
The whole surface is drying out, but the shingles lie flat and the decking is solid. The treatment restores oils and adds 5 to 10 years, for less than a replacement.
Full replacement
The decking is soft, the shingles are curling, or wear is spread across the roof. A typical Wayne County replacement runs $8,500 to $16,000.
For a roof with one problem spot, start with roof repair in Wayne County. If the inspection shows your roof is past treating, our roof replacement in Wayne County page walks through the install.
