Roofers measure a roof in squares, and one square is 100 square feet of roof surface. Your square count runs larger than your floor plan, because slope, overhangs and dormers all add surface. More squares means more shingles, more underlayment and more hours on your roof.
Pitch, or how steep it is
Pitch is how fast your roof rises. A low ranch roof can be walked. A steep roof needs fall protection and slower work, so the same number of squares takes the crew longer.
How many old layers come off
We tear every old layer off down to the decking on every replacement. A roof with two old layers takes more labor to strip and more weight to haul away than a roof with one.
Decking repair
Decking is the wood your shingles nail into. Soft or rotted boards get replaced before anything new goes on. Some of that damage only shows once the old shingles are off, so a good quote says how decking repair is handled.
Attic ventilation
Vents at the eaves and the ridge let your attic breathe. Without airflow, summer heat bakes your shingles from below and winter warmth helps ice dams form. If your attic is short on venting, the quote should say so.
Ice and water shield
